Our office
The Office of the Pinaleno County Assessor was established when the county was first organized in 1912. Our constitutional mandate is straightforward: determine the full cash value and assessed value of all real and personal property within the county each year, and maintain accurate, publicly accessible records of those valuations.
Today our staff of certified appraisers and public records specialists serves more than 112,000 parcels across the county's ten communities. We use state-approved mass appraisal methodology, updated annually with market sales data, to ensure every valuation is fair, defensible, and consistent.
Our principles
Our valuations are conducted in accordance with Arizona Revised Statutes Title 42 and Department of Revenue guidelines — no shortcuts, no shortcuts.
All assessment records are public documents. Any resident may review the data used to value their property and request a formal explanation.
We apply the same mass appraisal standards to every parcel in the county, ensuring no property is treated differently from its neighbors.
